What's the most underestimated lever for occupancy?

Response speed to enquiries: booking platforms factor this into their ranking, and a traveller who doesn't get a quick answer simply moves on to another listing.

A traveller typically compares several properties in parallel. Whoever replies first, with a clear and personalised answer, has a real edge — regardless of price or even the property's quality.

Platforms know this and reward responsive listings in their ranking algorithm: slow communication is therefore penalised twice over — immediately, and in the listing's future visibility.

Is a fixed rate all year round a good strategy?

No: a fixed rate leaves money on the table in high season and makes the property overpriced in low season, hurting occupancy either way.

Demand in Marrakech varies noticeably by season, European school holidays and local events. A rate adjusted regularly captures more demand at peak times, and stays attractive when demand softens.

It's ongoing work rather than a one-off setting: rates for comparable properties keep moving, and a rate that felt right six months ago may no longer be today.

Why do reviews weigh so heavily on future bookings?

Because a traveller torn between two similar properties very often decides based on recent reviews — a property with few or no recent reviews inspires less confidence, even if it's excellent.

The first reviews matter most: they reassure the next travellers and feed into the listing's platform ranking. A carefully prepared welcome and responsiveness to any issue during the stay noticeably increase the odds of a positive review.

Conversely, an average review left unanswered, or an unresolved issue during a stay, can weigh on bookings for months.

How do these three levers work together in practice?

They reinforce each other: strong responsiveness improves reviews, better reviews justify optimised pricing, and together they improve the listing's ranking over time.

It's precisely this combination of levers — responsiveness, pricing and welcome quality — that explains most of the gap between a well-booked villa and one that struggles to rent, at comparable standing.
