How is a concierge service paid in Marrakech?
Almost always through a commission on the rental revenue generated. At Maison Minara it starts at 22% including tax and applies only to income actually received.
This model has one clear virtue: it aligns interests. If your property does not rent, the concierge earns nothing. It therefore has a direct stake in filling your calendar and optimising your rates.
Some operators add registration fees, listing packages or housekeeping charges billed above actual cost. That is where the gap widens between an advertised offer and what is genuinely deducted.
What does the commission actually include?
At Maison Minara: listing, 24/7 guest communication in French and English, welcome, upkeep, coordination of service providers and a detailed monthly statement.
In practice this covers professional photography and listing optimisation, dynamic pricing based on demand, personalised check-in and check-out, regular upkeep of the property, coordination of the gardener, pool and maintenance, on-site emergency handling, and follow-up of any damage claim.
This is the first thing to check against a competing offer. A 15% commission that excludes housekeeping, photography and guest welcome often works out more expensive than a 22% commission that includes them.
Commission or fixed fee: which should you choose?
A fixed fee is predictable but is paid even when the property sits empty. A commission is triggered only by actual revenue and shifts the risk to the concierge service.
A monthly fee can look attractive for a property in high demand and rented continuously. But it is also paid in quiet months, in low season, and during works.
A commission follows your activity. It shields the owner during weak months and gives the concierge an incentive to fill them. For a property just starting out, or whose occupancy is not yet settled, it is the safer model.
Is a concierge service worthwhile for the owner?
It is, as soon as the gain in occupancy and pricing exceeds the commission — which is common when direct management is partial or handled from abroad.
Three levers make the difference: higher occupancy through constant responsiveness and better platform ranking, rates adjusted to demand rather than fixed, and better guest reviews, which feed subsequent bookings.
To this is added a less visible but very real gain: the time you no longer spend answering messages in the evening, coordinating housekeeping remotely, or handling an incident from another country.
An honest calculation does not compare gross revenue with and without a concierge. It compares what you actually take home, once your own time is valued.
